Buying a Home.
Buyers Consultation (30-90 Minutes)
I will meet with you, virtually or in person, to discuss your criteria and budget for the purchase of your new home. We will also discuss the current market and tips and strategies to the home buying process.
Mortgage Application (1-3 Days)
If you don’t intend on paying cash you will need to get approved for a home loan. To successfully purchase a home in this market, you’ll need to be pre-approved by a lender before making any offers. If you do not already have a lender, I can assist you in selecting one best suited to your individual needs. Having an excellent lender that can close in 30 days or less is critical in a competitive market.
Showings (1-8 Weeks)
I will schedule all tour showings and accompany you to each one. Once you have found your dream home, then it’s time to submit an offer! Sometimes it’s on the first home you lay eyes on and sometimes it can take longer of course.
Offer & Contract (1-3 Days)
With some guidance, I will draft a written offer on your behalf. This is done through digital signatures via Docusign for you to review the contract offer and sign. The Seller will either accept your offer or make a counteroffer. With consultation from you and based upon your criteria, I will negotiate on your behalf. Once I’ve negotiated the best deal possible, you and the Seller will fully execute a Contract of Sale for the purchase of your dream home. The Contract of Sale will likely include various contingencies and deadlines as well as a Settlement Date.
*If you’re purchasing a property that is an HOA, Condo, or Coop you will receive those association documents within 1-10 days from contract. Depending on the state the property resides in, there will be a few days to review the documents.
Home Inspection (3-10 Days from Contract)
Unless you already have a home inspector in mind, I will schedule a professional to inspect the subject home for any needed repairs and/or structural damage. Within 24 hours you will receive a written report of the home inspection with suggested repairs/replacements of any kind. A plan of action will be discussed between you and I on what items, if any, are of concern. I will negotiate with the Seller to address those repairs, replacements, or credits of any kind.
Appraisal (Up to 21 Days from Contract)
If you’re relying on a loan to finance your home purchase then an appraiser will be ordered by your lender to professionally assess the value of the home. The hope is that the appraisal comes back at the value you’re purchasing the home for. If it comes in higher, great, if it comes in lower then I will negotiate with the seller during this appraisal contingency phase to come down to the appraised price. With no appraisal contingency protection in the contract, the buyer (you), would need to come up with the paying the difference of the purchase price and the appraised value.
Mortgage Commitment (3-4 Weeks from Contract)
Remember that your commitment is also based on your creditworthiness, income, the appraised value of your home and other factors. This is the financing contingency phase. There are many stages during the loan process and I recommend speaking to your lender about those steps and what is needed.
Settlement (4-7 Weeks from Contract)
At Settlement, there are lots of documents to sign. Most importantly, the Seller will sign the Deed and you will sign your mortgage documents. Once all documents are signed, the Seller is paid and your Deed is recorded in Land Records. Congratulations, you are now a homeowner!
