Initial Consultation (1-2 Hours)

During your initial consultation, I will conduct a walk-through of your home to learn about its various and best features and to make recommendations for certain repairs/improvements to increase its value and/or marketability. Also, I will present a Comparative Market Analysis so that you can determine a competitive asking price. Finally, I will discuss an effective marketing plan for the sale of your home.

Listing Agreement (1-3 Days)

Before your home can be listed for sale, the law requires that you enter into a written and signed Listing Agreement. Once the Listing Agreement is signed, the selling process can begin!

Marketing (During Active Listing)

ONE Real Estate's extensive social media presence ensures your home is seen by as many potential buyers as possible. If necessary, your home will be professionally photographed and maybe even staged. Such photos can also be used to market your home on 200+ websites and applications, including the Multiple Listing Service (MLS). In addition to online marketing, a "For Sale" sign will be placed on your property to attract local buyers and I will likely schedule and host Open Houses as needed.

Active Listing (Varies by Area & Market Climate)

During the time your home is actively for sale, I will monitor which buying agents are showing your home to potential buyers and will seek feedback from those agents. Also, I understand that this can be an anxious time as things can sometimes take longer than hoped, but I will work continuously to make sure that we are doing the we can to sell your home quickly and at top dollar.

Offer and Acceptance (2-3 Days)

When an interested buyer wants to make an offer, your ONE Agent will negotiate on your behalf with the Buyer’s agent (unless a Dual Agent in DC or VA). Upon receiving a written offer, I will review it with you so its pros and cons can be discussed. Then, I will help you determine whether to accept it or to make a counteroffer. Once you and the Buyer have executed a Contract of Sale, you will know the dates by which various items must be completed in order to settle on the agreed upon Settlement Date.

*As the seller, if you are in a Condo/HOA/Coop you will need to order the resale documents for the buyer once going under contract.

Home Inspection, Appraisal & Loan Commitment (Up to 4 Weeks from Contract)

Home Inspection will be done by the buyers to determine what, if any, repairs are needed. It is possible that the Buyer’s agent will negotiate through myself for payment of such repairs or credits. Thereafter, the Buyer’s lender will have the home appraised. If the appraised value of your home falls below the purchase price, there may be additional negotiation of the purchase price so that the Buyer can properly secure a mortgage. If the appraisal meets or exceeds the agreed-upon purchase price, then the lender will likely issue a loan commitment to the Buyer.

Settlement (4-7 Weeks from Contract)

On closing day or shortly before, the buyer and buyers agent will likely do a final walk through of the home before settlement to check for the homes condition since the Contract of Sale was executed and to check what repairs, if any, were completed. At Settlement, you will sign the Deed over to the Buyer in exchange for payment. In addition, you will sign other various documents as necessary to consummate the transaction and any outstanding debts owed by you such as mort- gage(s), taxes, condo fees and other settlement costs will be deducted from your proceeds. Congratulations, your home is sold!

Seller Check List

  • Listing Agent Agreement (Choose the right Realtor for you)

  • Curb Appeal (Landscaping, Paint colors, Roof, etc.)

  • Remove Clutter/Professional Cleaning/Organize

  • Depersonalize your Home

  • Let in Light (Don’t cover windows, ensure all lights are working)

  • Enhance your homes highlights and key upgrades

  • Consider minor or major upgrades to help sell at higher value

  • Staging (if needed)

  • Start Packing

  • Paint Interior (neutral colors are best)

  • Repair items (especially ones that will probably get caught by an inspector)

  • Kitchen Appeal (one of most important features of the home)

  • Professional Marketing (photos, 3D Tour, Video Tour, Ads, Social Media presence, For Sale Sign, MLS Listing)

  • Open Houses

  • Pets (where will they stay during tours? Make sure pet odors are minimal)

  • Price it Right

  • Be Flexible with Showings (more eyes means more buyers!)

  • Do you need to Sell to Buy? (A lender can help with this!)
